Items and services not incorporated in the all-inclusive price

The price quoted for the apartment excludes items and services that are not described in the general building description or contractual documents – the purchaser must pay for these separately. Such items can include inter alia modifications, extra work or variations to the standard package as requested by the purchaser, plus any concomitant architect’s or expert’s fees. Please note that the purchaser pays half of the legal and land registry fees together with any financing/mortgaging costs (including administration) he incurs.

Conditions of sale

The all-inclusive price is the price paid by the purchaser for the turnkey apartment inclusive of co-ownership of the land (in accordance with the general building description, per-apartment room description and contractual documents) and the landscaping of the grounds. Included in the price are ancillary costs such as planning consents, connection of water, sewage, electrics, TV and telephone, insurance while construction work is in progress, experts’ fees (geologists, structural engineers, etc.) and suchlike.

Purchase and payment process

  • On signing of reservation agreement: CHF 30,000 (Penthouse CHF 50,000)
  • On notarisation of the purchase contract: 30% of the all-inclusive price
  • On transfer of title and handover of keys: balance (minus reservation payment)
  • Items and services not incorporated in the all-inclusive price (i.e. purchaser’s requests) become payable ten days following submission of invoice or before transfer of title at the latest.
  • Legal and land registry fees are to be split equally between the purchaser and vendor.

Financing

The part-payment made by the purchaser (on notarisation of the purchase contract) will at the request of the purchaser be guaranteed. On notarisation of the contract the purchaser must submit to the vendor an irrevocable undertaking to pay the entire all-inclusive price, underwritten by a Swiss bank.

Personalising the apartment

The budget of the overall building scheme allows for the purchaser to make certain choices in respect of the materials and manufacturers of the floor and wall coverings, kitchen and wet rooms in keeping with the building description. The architect, Andreas Ostertag Architekturbüro GmbH, Meilen, and the estate agent, Krieger & Schlumpf Immobilien GmbH, Bäch, would be pleased to assist the purchaser in arriving at his decision. Experience has shown that this process generally follows the notarisation of the purchase contract.

Deadlines

All works are scheduled to conclude as from autumn 2008. The exact handover date will be announced three months beforehand.

Note in particular that the plans shown do not take into account the legal effect of cadastral plans. For information and details of floor plans please refer to the detailed building and accommodation descriptions set out on a per-apartment basis together with the 1:100 plans. It can become necessary to alter or adjust plans and/or dimensions, and the vendor expressly reserves the right to do so without notice. The vendor also reserves the right to sell an apartment at any stage prior to the reservation payment being made, and to amend prices without notice.
