This description of what the development offers provides an overview of the high standard of quality you can expect. We reserve the right to make changes and alterations; the quality, though, will remain the same. We would be pleased to accommodate the desires of a purchaser providing they are feasible.
General
Each of the residences is autonomous in respect of its power supply and building services. Over and above the living quarters and exterior spaces, each apartment is assigned a cellar room and utility room in the basement. There is an opportunity to acquire additional cellar and workshop space.
The underground garage is partly naturally lit; it is envisaged to incorporate single parking spaces as well as double garaging facilities.
Exterior walls
The brick and concrete exterior walls are finished in a light-coloured render. Every effort has been made to comply with the Minergie energy performance requirements throughout the outer shell of the building. The slightly protruding stairwell incorporating the main entrance is clad in rear-ventilated grey granite.
Roofs
The flat roofs are insulated with premium materials, covered with special gravel and extensively greened.
Seating areas, balconies and terraces
Every apartment possesses a number of seating areas, balconies and/or terraces. Every exterior space is finished with a granite floor and provisioned with electricity and a frost-proof water supply.
Window and balcony/terrace doors
The double-glazed wood/metal windows are furnished with reinforced fittings; each room benefits from at least one hinge-and-tilt casement window. The extensive window expanses are ceiling height and the living-cum-dining areas can be opened up by means of lift-and-slide doors.
Shutters and awnings
Every window is fitted with electric shutters. South-facing seating areas, balconies and terraces benefit from electrically operated folding-arm awnings that auto-retract in the event of high wind.
Interior walls
The brick-built walls are finished with a white-painted render. The wet rooms are finished with high-quality ceramic wall tiles.

Floor coverings
The materials proposed have been carefully chosen by the architect to blend with the building concept, which provides for wood or natural stone floors. For choices within budget see separate list.
Ceilings
All ceilings are concrete and fulfil the strict SIA Norm 181 (1988) noise insulation requirements. The ground floor and penthouse apartments benefit from extended ceiling heights in part. Ceiling height on the first floor is 2.40 m.
Fireplaces

Kitchens
The kitchen floor plans vary according to the type of apartment. The architect has produced suggestions with regard to equipment and choice of surfaces, though he is happy to accommodate purchasers’ wishes in collaboration with the kitchen fitter (Bulthaup or SieMatic).
Standard fitting: high-quality kitchen featuring granite surfaces; inset sink with mixer-tap; dishwasher; roasting/steaming oven; glass ceramic hob; cooker hood ventilator and fridge-freezer (the 5 1⁄2-room apartments get large side-by-side fridge-freezers). Sanitary fittings in apartments
The fitting out, number and layout of wet rooms vary according to the type of apartment. The architectural concept provides for the following:
Main bathroom
Double basin with natural stone (granite) surround and under-basin cabinet; built-in mirrored cabinet; wall-mounted wc pan with concealed cistern; bath; large shower with glass surround; towel radiator; chrome taps and fittings. All sanitary items in white ceramic (bath in white synthetic material).
Shower/WC
Single basin with natural stone (granite) surround and under-basin cabinet; built-in mirrored cabinet; wall-mounted wc pan with concealed cistern; shower with glass surround; towel radiator; chrome taps and fittings. All sanitary items in white ceramic.
Guest WC
Single basin with natural stone (granite) surround; mirror; wall-mounted wc pan with concealed cistern; chrome taps and fittings. All sanitary items in white ceramic.

Utility room
Washing trough, washing machine and tumbler.
Basement
Utility room: washing trough with hot & cold water. Secomat drier. Ready-plumbed for washing machine and tumbler. Workshop/hobby room: washing trough with hot & cold water.
Electrical installations
The electrical supply takes biological aspects into consideration. The entire installation complies with the applicable regulations.
All apartments benefit from a video door intercom system, and every room is equipped with a telephone and Cablecom radio/TV points. Every apartment is equipped with an innovative electronic control system and comes ready-fitted with IT cabling. Built-in spotlights are planned for the entrance hall, corridor, kitchen and exterior spaces.
Building services, heating and ventilation
Each residence is equipped with a geothermal heat exchanger and an automatic ventilation system in every apartment (rooms, wet rooms and kitchen). Each apartment benefits from a centralised vacuum-cleaning system. Wheelchair-accessible electro-hydraulic lift to basement.
Carpentry/joinery
The architectural concept provides for wardrobes and built-in cupboards, plus cupboards in the dressing rooms of the 5 1⁄2-room apartments.

Grounds
Wheelchair-accessible main entrances, main pathways and forecourts. The landscaping concept provides for an avenue of trees to line the new access road together with planting to harmonise with the architectural concept.
